A NOTE FROM THE WORK

The engine measures. I pick the exit.

The underwriting engine stopped picking a winner. It measures every exit against my buy box and flags thin comps, and the exit choice is mine and on the record.

Last week I changed who picks the exit on a deal.

Up to now the underwriting engine ran every strategy and then picked a winner. It would say buy and name the exit. On one house it did that while the comps behind it were weak, then saved that exit to the property like I'd chosen it. I hadn't.

Now the engine measures every exit against my buy box and shows me how each one stacks up. It doesn't pick. I pick the exit, and the record says I picked it. When the comps are thin, the deal gets flagged to check the ARV before anything else.

Earlier in the month the comp engine got rebuilt too. It weighs each comp on a grid now, and an outside ARV read is only a cross-check, never the number.

The change landed in the web app and on my phone the same week. Underwriting used to take about 25 minutes. The last call is mine, and it's written down that way.

Who makes the final call on your deals right now, you or your spreadsheet?
